Ellamatta Rise

Residential Development

Ellamatta Rise entrance
––A concurrent rezoning and planning application for a residential subdivision of the land was proposed to enable the Urbanlife Church Inc. to relocate closer to Ringwood.

Oban Road, Ringwood North

CLIENT: Urbanlife Church Inc.

The land had been utilised by the church for many years and contained a mix of dated buildings and parking areas, there were also substantial and significant canopy trees present. After assessing site opportunities and constraints an 18 lot subdivision offering minimum lot sizes of 800sqm was designed.

Town Planning

  • Large site of 1.8 hectares located within an established urban area presented excellent opportunity for infill subdivision and creation of a prime residential development
  • A detailed site analysis together with advice from a consultant arborist enabled the development to maximise tree retention for both environmental significance and landscape amenity
  • Provision of a meandering access road and large lots aimed to create a park like setting and target the higher end of the residential market

 Landscape Architecture

  • Preparation of conceptual landscape designs and subsequent detailed design and construction drawings including the entrance feature
  • Tender documentation and construction supervision
  • Retention of significant trees provided a subdivision with established character and provision of new native street trees aimed to reinforce this character.
  • Offset planting was required to compensate for loss of native vegetation as part of the development and the team undertook extensive work to minimise cost to our client whilst ensuring appropriate offsetting occurred
  • The entrance feature, designed by Millar | Merrigan offers a striking rustic entrance to the estate and creates a sense of identity

  • Detailed design of paving and drainage
  • Tender
  • Construction supervision

  • A feature & level survey was prepared and utilised as a base for the design of the subdivision
  • Proposed subdivision plan accompanied the town planning application
  • Preparation of a formal plan of subdivision and submission to the titles office
  • Pegging of lots
